Planning Entitlement Applications (8/17/09-8/30/09)

6129 West Franklin Avenue - [ZA-2009-2607-CU-ZAD]

  • Project: Renovation of two parking lots adjacent to the Best Western Hollywood Hills Hotel in order to provide a total of 37 parking spaces (19 spaces on Carmen Ave and 18 spaces on Vista Del Mar).
  • Comments: As anyone who has been to the 101 Coffee Shop can attest, it is about time they paved and striped the dirt lot on Vista Del Mar.

Upcoming City Planning Department Public Hearings

1351 North Curson Avenue - [ZA-2009-0923] & [ENV-2009-924-MND]

  • Date: 9/16/09 at 1:30 PM in City Hall Room 1020
  • Request: A Conditional Use Permit to allow the installation and construction of a cellular facility and appurtenances on the rooftop of a four-story multi-family building in the R3-1 Zone in the Hollywood Community Plan area. The proposed cellular facility, including 6 panel antennas, one GPS antenna, and 6 equipment cabinets, will be mounted on the roof and screened from view behind new radio-frequency transparent screening that will be designed and painted to match the existing architecture of the building.

810-812 North Croft Avenue - [ENV-2009-2070] & [TT-71144-CN]

  • Date: 9/16/09 at 9:30 AM in City Hall Room 1020
  • Request: A one-lot subdivision for the construction of a new 4-story, 45ft tall, 6 unit residential condo with 15 parking spaces.

1600 - 1616 North La Brea Avenue - [VTT-70069] & [ENV-2007-5873]

  • Date: 9/16/09 at 9:30 AM in City Hall Room 1020
  • Request: Construction of a new 5-story, 75ft tall, 56 unit residential condo with 124 parking spaces. Project would include 5 units designated for "very low" income persons.
  • Comments: Without the proposed 35% density bonus only 41 units could be developed by-right at this site.

6101-6125 West Sunset Boulevard - "Columbia Square Project"- [VTT-68254-CN] & [ENV-2007-819]

  • Date: 9/16/09 at 10:00 AM in City Hall Room 1020
  • Request: A request for one master lot and 23 airspace lot subdivision for the construction of 200 residential units (189 new residential condominiums and 11 townhomes), 125 new hotel rooms, and approximately 484,000 square feet of retail commercial space (office, retail and restaurant/bar) with a minimum of 1,770 parking spaces on a 4.7 net acre site. The project consists of a 28 story residential tower (335 feet) and a 17 story office tower (260 feet).
  • Comments: This is the Columbia Square Project. This project has been modified significantly from the original proposal, supposedly due to community concerns. The original project proposed the construction of 400 residential units, 125 new hotel rooms, and 421,000 square feet of commercial space (office, retail and restaurant/bar) with a minimum of 2,004 parking spaces. The original project consisted of a 40 story residential tower (512 feet) and a 14 story office tower (260 feet). Taking into account the reduction in size of this project, my previous comments on the land-use, park and recreation, and traffic impacts of this project still stand. With modifications, this could be a good project. Again, as I said on June 30, this project should be required to: (1) provide additional streetscape and street lighting improvements in the neighborhoods immediately surrounding the project; (2) provide additional public parkland to mitigate the impact of new residents and provide critically needed public green space; (3) provide traffic calming measures in surrounding neighborhood to reduce cut-through commuter traffic; (4) reduce the amount of parking provided for residential and commercial residents in order to encourage the use of existing public transit resources; (5) fund the implementation of a bicycle sharing program to promote the use of bicycles for short trips; and (6) fund sidewalk improvements, new street furniture, and pedestrian way-finding improvements in Central Hollywood.
