Selma Avenue Hotel Project: Proposed Boutique Hotel Continues to Move Forward

Selma Hotel Project?

CRA/LA recommends approval of a proposed "boutique" hotel on Selma Avenue.

On Thursday, October 21st, the CRA/LA Board of Commissioners will consider (.pdf) the adoption of (1) a Mitigated Negative Declaration and (2) required development density and land use findings, and the execution of (3) a Owner Participation Agreement with 6417 Selma LLC relative to the development of the Selma Hotel project at 6417 Selma Avenue.

The Selma Hotel project is a proposed "boutique hotel" with up to 136 hotel rooms, 90 automobile parking spaces, a rooftop bar/lounge, restaurant and pool facilities, and a pedestrian-friendly paseo in the adjacent public alley. The hotel would be built atop an existing, 1920's era, 2-story warehouse, and would be 9-stories tall (125 feet max) and total 73,800 square feet. Additionally, the Los Angeles Business Journal reported, back in January 2009, that 6417 Selma LLC will also be leasing space in the adjacent Marion Building on Cahuenga "for offices, conference rooms, a restaurant and fitness center" for their planned "Marriott Hotel" project.

Per CRA/LA's report, "CRA/LA approval of an Owner Participation Agreement is required by the Redevelopment Plan" as the proposed project, which is located in an area designed as Regional Center Commercial, has a Floor Area Ratio that exceeds 4.5:1. The execution of the Owner Participation Agreement will also need to be approved by the City Council.

Note: A zone change, and MND, for the project have already been approved the City Planning Department (CPC-2007-3931). That action also limited the proposed hotel to a maximum of 120 guest rooms and required a minimum of 107 automobile parking spaces (CRA/LA's describes the project as having up to 136 rooms and 90 automobile parking spaces).
